Bill Marvelis

Probate & Transitional Property Advisor

Real estate is my third career — and the one built on experience earned the hard way.

I began in technology after earning a degree in Information Systems from UMBC. I later stepped away to take over my father’s business at Lexington Market in Baltimore. What followed were two decades of ownership, expansion, renovation, partnership, and ultimately a successful sale of a long-standing restaurant business serving millions of customers.

Running and selling businesses taught me how to navigate pressure, financial risk, renovation oversight, staffing challenges, and deeply personal decisions. Those skills now guide my work in real estate — particularly in probate and transitional property situations.

Probate sales are rarely simple. They involve family dynamics, legal timelines, property condition concerns, and financial decisions that carry weight. My role is to bring clarity and structure to that process.

I work with families, attorneys, and investors to:

  • Evaluate inherited properties objectively
  • Coordinate repairs or full renovations when needed
  • Structure clean, efficient sales
  • Facilitate investor acquisitions
  • Maximize value while minimizing stress

As an investor myself, I understand financing, renovation costs, market timing, and resale strategy. I speak both the family’s language and the investor’s language — and I bridge the two carefully.

When situations are complex — financially or personally — I stay steady, transparent, and solution-focused. My commitment is simple: protect value, reduce uncertainty, and move forward with integrity.

If you are navigating a probate property or inherited home, I’m here to provide clear guidance and decisive execution.

Joseph Piccinini

Founder | Creta Properties
Investor | Design-Build Strategist | Probate Property Specialist

I specialize in navigating complex properties during complex moments.

My background combines engineering discipline, military leadership, and hands-on real estate execution. After earning a degree in Mechanical Engineering and serving as a U.S. Navy submarine officer, I transitioned into real estate investing — acquiring, renovating, repositioning, and selling properties across multiple markets.

Through Creta Properties, I focus on probate, inherited, and transitional real estate.

These properties often require more than a traditional listing approach. They may involve deferred maintenance, outdated interiors, title or estate coordination, multiple heirs, or uncertainty about whether to renovate, sell as-is, or structure a direct investor purchase.

My role is to bring structure and clarity to that decision.

I work with homeowners, estate representatives, and investors to:

  • Determine the highest-value path forward
  • Evaluate renovation feasibility and return potential
  • Coordinate design-build execution when appropriate
  • Facilitate clean investor acquisitions
  • Position properties strategically for open-market resale

As an active investor, I understand financing, construction budgets, timelines, risk management, and resale strategy. I approach each property from both sides of the table — protecting value while creating opportunity.

Probate sales require discretion, decisiveness, and steady leadership. I provide all three.

Whether the objective is maximizing value through renovation or securing a direct, efficient sale, my focus remains the same: clarity, integrity, and disciplined execution.

If you are navigating an inherited property or transitional sale, Creta Properties provides experienced guidance from evaluation through closing.
